Lines that Never Landed: A Case Study in Lot Line Adjustments
Lot line adjustments can redraw a parcel on paper—but without the right deeds, ownership may never follow. Mr. Bradshaw presents a real-world, fictionalized review of lots, adjustments and deeds as routine boundary change produce conflicting descriptions, incomplete conveyances and uncertainty in private title. This case study reveals why Certificates of Compliance do not transfer ownership and how later sales and easements compounded the problem. Leave with a practical roadmap to spot recordation red flags and advise clients when boundaries, ownership and recorded descriptions no longer align.
